Do you have an over pressure valve that is dripping? That was the issue I had and after replacing it still had the same issue. Figured it must be the pressure regulator and picked up this kit. Zurn has a video on their site showing you how to do this. whole process took under an hour and resolved my issue of creeping pressure.

Worked perfectly! My water pressure was creeping up slowly to street pressure. Other than this kit, I only needed a tiny bit of emory cloth, a pair of Chanel locks, a flathead screwdriver, and fifteen minutes of my time. The PRV works like new again! In fact, it basically is new again as this kit replaces everything except the bronze body and the outside adjusting screw.

Worked perfectly to rebuild my pressure regulator, which had failed spectacularly, driving the pressure up to 120 lbs and causing all sorts of havoc.
There were NO instructions, but then this is meant for plumbers. There are instructional videos all over YouTube, the one I used cut out all the fluff and in under 4 minutes showed me exactly what needed to be done.
Probably saved me about a $300-$400 plumbers bill.

I have rebuilt my 20 year old model once or twice in the past and this time the bore that seals against the o-ring has pitting that prevents the o-ring from sealing. See photo with green oxidation in the pits in the bore. The other photo shows the erosion of the brass o-ring holder shaft that is included in the rebuild kit.
The rebuild kit is a bit spendy (~$40) for what is typically needed (an o-ring $1-3 (definitely) and a rubber seal ($14 maybe needed) and some silicone o-ring grease ($4).

I wish that the brass bore that failed was made of a more durable material or a replaceable material (such as a stainless steel sleeve) as the pitted surface shown in the photo required replacement of the entire PRV.
Previous to the Wilkins Zurn PRV I had a Watts PRV…In my experience, both brands are of similar quality and both share the same design flaw of a brass bore that gets pitted so the o-ring does not seal even with a rebuild kit, so the whole PRV needs to be replaced.
I replaced what I had with another Wilkins Zurn as it was an easy one wrench ~15min max swap from old to new and a bit of adjusting to set the pressure to 50psi.
Again plenty of videos online on how to replace a PRV.

The repair kit cost much less than replacing the valve. There are good instructions and an on-line animated video that is easy to follow for an amateur do-it-yourselfer like me. But when the repair was finished, it didn’t solve my problem: The water pressure in my house (on the downstream side of the pressure valve) would gradually climb to equal the pressure on the supply side from the city, which is about 115psi. The pressure would instantly drop to a safe 50psi when any faucet was opened. Then, once everything was shut off, the pressure would gradually climb again. That indicated a very tiny leak in the pressure regulator between the supply side and the house side. The brass casting has a hole or bore in which the o-ring slides. The video instructions said, “This area must be smooth for the valve to operate correctly.” On my pressure regulator, there was a nick or pitting too small to see that was the source of the leak. The video instructions said “you can sand the bore with an emery cloth” (not included in the repair kit). I did and that solved the problem. I probably didn’t need the repair kit, but since I had to take the pressure regulator apart anyway, it wasn’t a bad idea to replace all of the moving parts.
